Each project is managed through a Structured model formed with investors and Designated Partners, ensuring transparency, legal compliance, and defined capital structures.

Our projects are open to High Net Worth Individuals (HNIs) and Family Offices seeking professionally managed, asset-backed investment opportunities. The minimum investment amount starts at ₹25 lakhs.

Investment Structure & Returns Queries

No. Invest & Grow structures all opportunities as capital contributions in the firm, not as loans. Returns are shared as profits in compliance with partnership and other Statutory laws, not as interest or fixed income.

Projects typically target Internal Rate of Return (IRR) of 18% depending on project timelines, market conditions, and exit strategy. Actual performance varies with project outcomes, but investor capital always has priority return before any profit sharing.

Each investment has a defined tenure of 18–24 months, with a minimum lock-in of 12 months. The exact duration is specified in each project’s agreement.

Security & Governance Queries

Yes. Every investment is secured by land assets valued at least 1X or more than the total investor contribution. The land is owned by the project entity or by the developer entity with legal charge agreements as applicable.

Invest & Grow works exclusively with Government-approved projects and verified developers. All land titles, valuations, and approvals are verified by empanelled advocates, valuers, and chartered accountants before any investor capital is deployed.

All investor funds are routed through an escrow account. Disbursements to the developer are made in phased tranches after validation by independent professionals and subject to progress milestones.

In the event of any project delay, the entity continues to operate until full completion, ensuring that investor interests remain protected throughout the extended timeline. Investors receive regular progress updates and quarterly reports detailing the status of development and expected timelines.
To safeguard investor confidence, the developer is contractually liable for delay-related charges or compensatory adjustments as defined in the project agreements. These provisions are designed to ensure accountability, minimize impact on investor returns, and maintain transparency in every stage of the project.

Regulatory & Legal Assurance Queries

No separate registration is required. Once you sign the Expression of Interest (EOI), Consent Letter, and LLP Agreement, you are officially added as a capital-contributing partner in that project.

No. Since investments are structured through private entity and not public pooling or assured return schemes, SEBI or RBI registration is not required. Each investor joins as a legal partner, not a lender.

Exit & Redemption Queries

Investors can exit upon project completion or sale of their partnership interest, as per the lock-in and exit terms defined in the agreement. Early exits are generally restricted during the first 12 months.
